Important Note:
Due to the “Tenancy Fee Ban” law, from the 1st of June 2019 all tenancy reference checks, and credit checks will be a chargeable service which will be charge at the minimum.
Tenants reference checks (Contacting previous landlords and employers. Making sure the ID’s, payslips and bank statements provided are legitimate together with the rest of the income documents):
- Credit reference checks
- Making sure whether the tenants are eligible to rent in the UK if not UK citizens
Let Only Basis (5% of gross rent)
- Provide Market Appraisal of your property in line with market conditions and suggest areas of improvement
- Arrange EPC, Gas or Electric certificate if required before letting.
- Take professional photographs of the property
- Advertise on all major property portals
- Arrange and manage all the viewings
- Undertake full comprehensive referencing checks for potential tenants
- Report back to the landlord on the progress
- Upon final approval from the landlord we create the tenancy agreement and sign with the tenants
- Take full payment on the first rent and deposit and transfer into landlord’s account
- The landlord deals with all the deposit matters and end of tenancy matters
Let Only Basis (6% of gross rent) +
- All the points mentioned above plus:

- Deal with all the deposit matters at the beginning and end of tenancy

- Transfer the utility services onto the new tenant’s name

Let and Rent Collection: (8% of the Gross Rent)
- Same points as above plus:
- Collecting the rent every month from the tenant
- Transferring the rent to the landlord’s account
- Dealing with any rent arrears
- Providing monthly statements to the landlord
Full management: (12% of the Gross Rent)
- All the points mentioned in Let and Rent collection plus:
- Dealing with all maintenance and arranging the contractors with the prior approval of landlord/client.
- Managing gas safety certificates and energy performance certificates if required
- Inventory Check out with the tenant
- Property management visits every 6th month and reported back to landlord with pictures/ property condition report

The guaranteed rent differentiates in according to the market condition and the economic condition of the country and other factors which as well we analyse before taking a property on guaranteed rent but generally, we offer best rents as compared to the market rates.
